Real Estate valuations
Our Real Estate Valuations team are equipped to help you and your clients on all your real estate valuations. The team is led by Craig Davies, an RICS Chartered Surveyor and Registered Valuer who provides real estate valuation advice to a wide range of clients for tax, accounting, dispute and restructuring purposes. We work with clients across the office, retail, industrial and residential sectors as well as alternative investments, such as hotels, healthcare, assisted living, pubs, and student housing.
As well as helping to establish the new Government Property Agency, Craig has over twenty years’ experience leading real estate valuation team. The Real estate valuations team sits within our wider Valuations services team and works closely with our Real Estate team.
Purchase Price Allocation and valuation advice
We advise on Purchase Price Allocation for the real estate sector as well as impairment testing. We also provide tax valuations for CGT calculation, Capital Allowances, Transfer Pricing, and SDLT.
Examples of recent work in the area include the valuation of 2,500 freehold and leasehold retail unit in UK and Ireland for a Purchase Price Allocation on one of the UK’s largest retailers, and valuations for stamp duty for one of UK’s leading residential developers.
We provide valuations to support audits. This includes reviewing third party valuations and Director’s valuations. We review the methodology and key assumptions as well as commenting on suitability for inclusion in accounts.
Supporting Due Diligence
We advise on buy side due diligence for real estate. We help identify latent value in occupational portfolios such as lease re-gearing, disposal of surplus assets, development or refurbishment.
We work as part of buy-side project teams providing due diligence on retailers, restaurants, health clubs, hotels, leisure operators and manufacturers with substantial portfolios.
We also work with occupiers and private equity investors on effective “100 day plans”.
